Discover Torre Rosales, the most modern prime office building in the country.

At Urbanova, we continue to move forward with a clear vision: to build the city of our dreams, driving an increasingly responsible, efficient and low-carbon operation. In 2025, for the fourth consecutive year, we achieved the Fourth Star in the Peru Carbon Footprint programme, awarded by the Ministry of the Environment (Minam), cementing our position as the country’s leading property developer in our category to achieve this highest level of recognition.

1

We continue to work towards a more sustainable city.

This milestone reflects sustained efforts that go beyond a one-off measurement. The Fourth Star recognises organisations that measure, verify, reduce and offset their greenhouse gas (GHG) emissions in accordance with international standards, reaffirming our commitment to sound, long-term environmental management.

Idea clave: Sustainability is achieved through measurable and consistent management: measuring, reducing, and using renewable energy to decarbonize operations.

2

A climate strategy with tangible results.

Over the past year, we have managed to reduce our carbon footprint by 12.71%, achieving a consolidated total of 5,409.68 tCO₂eq across our 15 operational units. This progress was made possible by optimising energy consumption, upgrading our air-conditioning and lighting systems, and utilising the Energy Management platform, which enables more efficient, traceable and continuous monitoring of energy consumption.

To maintain this level of performance, we strengthened our external audits under the ISO 14064 standard, implemented operational reduction plans, modernised equipment and incorporated renewable energy into our main assets.

“Achieving the Carbon Footprint Peru Fourth Star once again reflects our ongoing commitment to responsible, low-carbon operations. This recognition is the result of the work of our teams and a clear strategy that drives us to continue moving towards decarbonisation and the creation of more sustainable urban destinations,” says Joanna Wieland, Sustainability and Process Management Manager at Urbanova.

2030 Decarbonization Goal

As part of our climate roadmap, we have set a decarbonisation target for 2030, which involves a 45% reduction in our total CO₂ emissions, in line with global standards and the country’s climate commitments.

This initiative is driven by corporate governance, through the annual monitoring of indicators, the incorporation of ESG criteria into the operation of our assets, and the coordinated work of the Sustainability Committee, which involves key departments such as Operations, Finance, Risk, Projects and Human Resources.

In this way, emissions reduction is integrated as a cross-cutting practice that strengthens our environmental performance and consolidates a long-term vision.

4

Renewable energy and spaces that make a positive impact

By the end of 2025, we had 11 properties in our urban destinations, Paseo Begonias and San Borja, operating on 100% renewable energy, backed by I-REC certificates, which guarantee that the electricity consumed comes from wind, solar and hydro sources. In 2024 alone, we recorded consumption of 38,280 MWh of renewable energy, consolidating this pillar as a fundamental part of our environmental strategy.

At the same time, we are making progress on inclusion and wellbeing by achieving 10 AIS-certified spaces, becoming the first company in Latin America to obtain this international accessibility accreditation, which assesses spaces based on technical and people-centred criteria.

We continue to build a more efficient and sustainable future.

Torre Rosales, our next prime office development in our flagship urban destination, Paseo Begonias, will reflect this commitment. It will incorporate sustainable solutions from the outset, such as energy-efficient systems and smart resource management, establishing itself as the most modern office building in the country. Furthermore, Torre Rosales will also hold Gold and AIS certification, reaffirming our standards of quality and sustainability.

Conclusion

The new premium office combines experience, sustainability and community. The result is a space that not only provides a place to work, but also creates value for people and brands.
